What should I look for in a property manager?

When looking for a new Property Manager what should I look for? 

We all know when looking for a property manager most landlords want to same things, peace of mind, communication and a trusted voice on the other end of the line, at of course the best possible price.

But when it comes to property managers, all were not created equal. Here's the top 5 things to look for: 

  1. A property manager that is solution and outcome focused, when they call you with an issue wouldn't it be refreshing if they also had a solution and could project manage that for you in an effective manner, in the shortest possible time frame.
  2. A property manager that isn't afraid to pick up the phone and call - often email is the easiest option but is it the most effective in resolving an issue and isn't one well informed phone call more effective than 10 emails backward and forth. 
  3. A stable property management department that have a low ratio of property management staff to managements. We recommend no more than 100 per staff member. 
  4. A dedicated leasing agent or manager, the skill set in selling is wildly different from those in property management and if you can find a property manager that has a dedicated leasing agent you can be assured that your property will be leased more effectively, often those agents are incentivised by getting the best result and that translates to lower vacancies and less days without rent coming in.  
  5. Lastly experience, we are not saying your property manager has to be bitter and twisted from years on the job but you want to make sure that your property manager is not new to the job and if they are that they are backed up by an experienced head that is with them every step of the way. 

Often you'll never get the chance to meet your property manager face to face but property management is about providing peace of mind that your investment is safe in good hands. 

It's always nice to know that the voice on the end of the phone will look after your property, as if it were their own.
